Investment Philosophy

The projects we investigate for investment must meet a set criteria for a winning project before we commit our investors and our own funds.  We look for properties that are on the cusp of income growth through rising rents and expense control.  These attributes are usually found in the emerging markets that are developing from positive employment and business climates.  Every market across the country goes though cycles and capitalizing on market timing enhances our returns for our clients.

What we look for:

  • Multi-Family Apartment Buildings with 60-100+ units
  • Class B/C properties in “B” areas
  • 3-5% annual rental growth over the timeline of the project
  • Project Cap rates at 8% or better
  • 5-7 year return on investment at 100% or better
